Nelson Tasman Housing Trust Official Opening 20/2/15

The scheme will be opened by the Hon. Dr Nick Smith, Minister of Building and Housing and Minister for the Environment, at 225 Kawai Street South, Nelson on Friday, 20th February.

The opening will commence at 11.00am and will conclude with refreshments, kindly provided by Jennian Homes.

Scheme Summary:

The Trust has built three affordable rental homes as a comprehensive development on former HNZC land in Kawai Street South in the Victory area of Nelson. The site had stood empty for several years following a fire. The houses are single storey, two are two-bedroom duplexes and one is a three bedroom stand-alone house.

This will be the Trust’s fifth housing scheme and will bring its portfolio of affordable rental housing to 35 dwellings. It is currently working on another development in Victory which will provide a further four homes towards the end of this year.

The Trust negotiated a fixed-price design-and-build contract with Jennian Homes to develop the site and build the houses. HNZC sold the land on favourable terms including a discounted sale price, a deferred settlement and support for consent applications. The Council helped by waiving the scheme development contributions. The Crown has contributed half of the scheme costs and the ASB Bank has provided a mortgage to the Trust to make up the balance.

The houses are being rented to local families at below market rents and the families will also benefit from living in warm, energy efficient homes that will be inexpensive to run and will provide them with a secure home.

The scheme is a good example of what can be achieved when agencies work together and the Trust hopes that it can continue to work with HNZC and others to reconfigure local affordable housing to make it more appropriate to the needs of today’s and future tenants.
